No — tenants can remain in the property during the inspection. Shaun will need access to all rooms and the consumer unit (fuse box), and will need to switch circuits off briefly during testing. Most tenants find it minimally disruptive.
If the inspection reveals C1 or C2 issues (dangerous or potentially dangerous), remedial work is required within 28 days. Shaun will explain exactly what needs doing and can often carry out minor remedial work on the same visit. A re-inspection is then carried out to confirm compliance.
By law, all private rental properties in England must have a valid EICR every 5 years. You must provide a copy to new tenants before they move in, and to existing tenants within 28 days of the inspection. Local councils can request a copy at any time.
